President’s Message
Happy Fall to all! Early fall was a busy season filled with many refurbishments to our neighborhood amenities. We appreciated everyone’s patience and understanding throughout the renovation process. We believe these upgrades are a great improvement within our community and we hope everyone is now enjoying the benefits.
The Board is also pleased to announce the utilization of new software that will help to streamline our Homeowners Club operations. The program, called EasyHOA, will combine website, invoicing and payments, ARC requests and covenant compliance, as well as amenities reservations and more – all in one program. There will be minimal change for our neighbors, but it will provide the volunteer board an increased efficiency in our system moving forward. We will soon be sending out email instructions to create your personal login for the system, so be on the lookout. Feel free to contact us with any issues you come across and we will work to assist you through the set-up process. We acknowledge there may be some hiccups along the way as we begin the implementation of the software, so please bear with us.

Welcome Packets are delivered to new residents for a great beginning to living at Buckhead South. It’s filled with helpful quick start info, along with signup forms for BSHC email and pool use authorization. We rely on newspaper property transfer notices, lawyer/bank closings and realtors to learn of new residents and don’t always hear in a timely way, especially with home rentals. If you know of any of our new residents who have not received a welcome packet, please let them know to contact us at buckheadsouthhoa@gmail.com so we may deliver their Welcome Packet.

Treasurer’s Report
Dear Homeowners,
I hope this message finds everyone well. I would like to report one hundred percent dues collection for this fiscal year. Thank you to everyone. As part of our ongoing effort to ensure the financial health of our community, we have implemented several cost-saving measures that will help us manage expenses more effectively and keep our fees stable. With the board’s support I did not print and mail dues notices in an effort to control the cost of collection. More than 82% of homeowner’s did not need a personalized statement of the dues notice mailed. This is a small process, however, it is expected to yield savings and contribute to the long-term sustainability of our community budget.

Recreational Amenities
After over a year of exerting time and effort in an attempt to engage a local or regional contractor to revamp our tennis and basket courts, the board has finally been able to execute a contractual agreement with a well-established company. The courts' flooring has been treated for mold, resurfaced and repainted. The best part is that one of the two existing tennis courts has been converted to two pickleball courts. Two separate four-foot fences have been installed to segregate the courts primarily for safety reasons, but also to stop the balls from rolling over to the adjacent courts and disrupting other games. Last but not least, the parking lot area has been made as new with a new black tar surface and fresh white stripes!
The surfaces of the courts are designed for tennis shoes only. It is imperative that no rollerblades, scooters, or other wheeled vehicles are used on these surfaces as damage will result.
We trust that all the recent investments in our amenities will contribute to making Buckhead South a premiere and coveted subdivision, attracting new home buyers and sustaining our home investments. We are now pleased to announce that after about a month of construction and almost $40,000, the neighborhood amenities have reopened. It is also our plan to soon protect the courts with a key fob gated entrance, thus strictly limiting access to our homeowners and their guests. Let's play ball!
We would like to thank the community for the financial support as well as putting up with the closure during remodeling. We think that when you look at them you will agree this is a great improvement. Please help us keep this major investment in good shape by talking with your family members about following the rules.
The Pool Committee greatly thanks everyone for a fun pool season and appreciates everyone's patience as we continually improve our amenities.
Our pool area concrete and resurfacing repair began shortly after the pool closed for the season on October 9th. We're redoing the epoxy flooring to repair where it is peeling up and chipping away. We will be working on the draining issue as well by increasing the size of the drain to get the water to drain off the pool surrounds to avoid future issues with water pooling and creating issues with the concrete.
Amenity updates are sometimes hard to communicate, so in the future, we will be providing immediate and long-term updates via email, as well as the neighborhood Facebook page. Please keep an eye out for this communication. To ensure you are receiving the communication, please make sure you have identified the email account buckheadsouthhoa@gmail.com as not spam, as we have found that this email likely ends up in your Junk/Spam box.
Please remember that all recreation amenities including pool, parking lots, playgrounds & athletic areas close at 9:30pm. Fence jumping, loitering, or other illegal activities on our properties, including our parking lots, is not tolerated and trespassers will be prosecuted. Our upgraded 24/7 video surveillance system is helping here.

Keep Buckhead South Beautiful
Autumn is in the air! As temperatures begin to cool, plants need less water. If your automatic watering system stays on all year, fall/winter is a good time to adjust the amount of watering during each cycle. A good rule of thumb is to cut irrigation time in half when overnight temperatures reach 40˚F or below.
You can also help put a stop to any winter weeds just as you would in the summer. Using a pre-emergent herbicide from mid-October to mid-November can keep your lawn looking great through winter and help set up your yard for success going into the spring.
If your fall yard cleanup involves outdoor burning, GA DNR allows outdoor burning for yard debris only, not trash or construction debris. You must be present to monitor and have a water source such as a hose or buckets of water within reach. Burn permits do not need to be called in, as long as the requirements are followed. Safety & Security at Home
With school in session and as the days shorten through the fall and winter months, please be mindful of our neighbor kids walking to/from and waiting at bus stops. Please do your part to keep our young neighbors safe by taking extra care traveling our roads without distraction and within posted speed limits (25mph max).
We seem to have had a more active than usual snake season this summer. Two children in our area were bitten by snakes, one resulting in hospitalization. So, although summer is over, it would be prudent to remain vigilant when outdoors.
Did you know our Buckhead South roads are Bryan County roads and therefore all operators of motorized carts here must be at least 16 years old? You must have a valid driver’s license to operate motorized vehicles on our neighborhood roads. If a cart, scooter, moped, or dirt bike is involved in an accident, regardless of responsibility, the owner is liable for all damages and injuries if an underage/unlicensed person was operating it. The Bryan County Sheriff’s Dept has been welcomed to do more frequent drive throughs to monitor this. And, as always, please be mindful of our neighborhood speed limit and traffic signs to help maintain the safety of all our residents.

COUNTY SERVICES: The Tax office at the county building no longer provides notary services, unless related to vehicle sales.
VOLUNTEERS NEEDED:
A volunteer is needed to raise and lower the flag during national declarations at the Hampton entrance. The flag will need to be removed if we cannot find a volunteer for this. Please contact buckheadsouthhoa@gmail.com if you are able to help.
Yard Sale Organizers: We’d like to thank those who organized the recent yard sale for our neighborhoods! It was quite a success! If you are interested in running a future community yard sale, ongoing volunteers are always needed and appreciated. Contact buckheadsouthhoa@gmail.com for loan of the entrance banners and intersection signs.
Volunteers are always welcome for the various BSHC committees or for just a small specific seasonal project. We know we have a lot of energetic neighbors with various skills and there are many opportunities to contribute your talents, large and small. Please join in. buckheadsouthhoa@gmail.com
WANTED: for South Bryan County Animal Shelter – pet supplies needed (new or used) for cat & dog: wet/dry food, bowls, leashes, toys, bedding & towels for an ongoing collection drive. Drop off at 29 or 406 Victor’s Ct front porch or use the Animal Shelter’s 24/7 drop bin at 250 Dog Lane (Rt 144 Spur, 2nd dirt road on right after dump).
List your BSHC groups here if you’re looking to add members – whether it’s a toddler playgroup, card group, book club, or special interest (astronomy, boating, golf…).
